What we do

Drop My PMI is a document preparation and mailing service. Based on the information you give us, we prepare a private mortgage insurance (PMI) cancellation request letter in your name and mail it to your mortgage lender or servicer at your direction. The letter is your own request, signed by you. We act only as your preparer and mailing agent.

What we are not

We are not a law firm, we are not your attorney, and we do not provide legal, financial, or tax advice. The information on this site explains the federal Homeowners Protection Act in general terms and is not advice about your specific situation. No attorney-client relationship is created by using this service.

No guaranteed outcome

Whether your PMI is cancelled is decided by your lender or servicer under the law and your loan documents, not by us. Our answers are estimates based on the numbers you provide. We do not guarantee cancellation, a refund from your lender, or any specific savings amount.

Your responsibilities

  • Provide accurate information. Your letter is only as accurate as the numbers you give us.
  • Only request our service for a loan you are a borrower on.
  • The statements you certify in your letter (such as being current on payments) must be true.

Fee

Our fee is a one-time $15, charged when you complete checkout. It pays for the work we perform: preparing your letter, delivering your copy, mailing it to your lender, and, where it applies, watching your balance. It does not depend on your lender's decision. If we are unable to prepare and mail your letter, we will refund the fee in full. You can also cancel any time before we mail your letter and get your money back; our refund and cancellation policy explains how to ask.

A few plain notices

  • You can stop using our service at any time.
  • We are not connected to the government, and we are not connected to your lender or servicer.
  • Your lender does not have to cancel PMI if you do not meet the conditions the law sets.

Limitation of liability

To the maximum extent permitted by law, our total liability to you for any claim arising out of this service is limited to the amount you paid us.

Governing law

These terms are governed by the laws of the State of Utah.
